Concrete Homes - your Fortress in a Natural Disaster

If the area you lived in was subject to earthquakes, insect infestation and wildfires, and you could live in a type of housing that could withstand all those perils, why wouldn’t you? Concrete homes have an amazing resistance to all of the above and are commonly used in Florida and other hurricane ridden locations, but their popularity hasn’t spread to the west coast.

Due to their unique construction, a number of homes have survived the wildfires in California. Pat Callahan owns a concrete house outside Escondido that only suffered smoke damage during the October Witch Creek fire. Although the vinyl windows were melted, the house remained standing.

Another success story was that of Lorraine Aledort and her 5,500 square-foot concrete house near Ramona. The upgrades in her home included:

Concrete roof tiles, glued-down to resist high winds.

Interior fire sprinklers (now a local building requirement).

Oversized wood beams to withstand exposure to heat longer than their smaller counterparts.

An emergency power generator.

A 10,000-gallon water tank to be used in a fire emergency.

Commercial grade aluminum windows with extra thick tempered glass.

Exterior walls were one foot in thickness including reinforcing steel placed in the concrete forms for protection against earthquake damage.

After spending 3 1/2 years building their home, Lorraine and her husband had only lived there a few weeks when the wildfires struck. The landscape was blackened, but the house withstood only minor smoke damage. The cost of building compared to a comparable wood home was about twenty percent higher; Lorraine considers this money well spent

Structural engineer, George Easton describes concrete construction similar to assembling Lego blocks. “The “blocks” are polystyrene forms, called insulated concrete forms, into which the concrete is poured. The forms then are left in place to serve as insulation and the backing for stucco on the exterior or drywall on the interior.”

The walls can provide up to an R-50 energy rating and require approximately 44 percent less energy to heat and 32 percent less energy to cool compared to a traditional wood home.

If concrete houses are so effective against natural disasters, why aren’t they widely used? Part of the problem is the lack of knowledge in the building industry regarding concrete construction. Even though concrete construction has national code approval, there are many inspectors with little knowledge of how to inspect the structures.

Many builders feel that the future of widespread concrete housing requires a dominant player in the building industry to come forward and say “we can do this”, and others will follow suit.

Another benefit of participating in a forum is that you can get a more accurate idea of what your prospects needs and wants are because they are communicating in a neutral environment. This will give you an advantage over your competitors.

If you’re ready to start participating in a forum, you’ll need nothing more than an internet connection, a computer and knowledge of your industry. Simply search for a forum relevant to your target market in your favorite search engine. For example, if you are a Florida real estate agent, you could visit a Florida real estate forum. You would then browse the forum and answer some of the questions that the members have or even start your own new posts. Remember – the key is to provide useful information to the members, not blatant self-promotion. To avoid any problems, be sure to check out the forum rules. Over time, you’ll develop a reputation of an expert in your field and you can potentially generate a tremendous amount of business from the little bit of time that you put into the forum.

When your Home’s Value is Less Than the Mortgage

For a variety of reasons, it is possible that the total debt on your home may be more than what the home is worth. Most of the time, this isn’t a problem because time is the solution. Depending on how much you owe, just wait it out and the value of your home goes up.

Problem solved. Unfortunately, this could take years.

This solution does not work for everyone though, because some folks are stuck in a situation where they absolutely have to sell their house.

This can happen for many reasons, some good and some not so good: relocation, financial hardship, divorce, death, illness, or anything at all. The result is that you may have to move, but you can’t sell your house and make enough on the sale to pay the closing costs.

So what do you do?

One option is to do nothing and not make your mortgage payment. That’s a worst-case scenario because it impacts your credit rating more severely than anything else possibly can.

Another option is something called a “short sale.” This is when you fess up to the lender, let them know about your hardship and ask them to accept less money than you owe.

Of course, the lender doesn’t want to do that, but they also don’t want to pay all the costs of foreclosing on a home, repairing any defects, placing it on the market, and getting the best price they can in what may be a market already overstressed with excess inventory.

Lenders absolutely **** to foreclose, so they may be willing to consider a short sale.

Not always so don’t get your hopes up.

A short sale involves a lot of paperwork, time and effort and it is best if you have a real estate agent or someone knowledgeable to help guide you through the process and give moral support. A lot of stress is involved.

The first step is to contact the Loan Service Department of your lender. That number will be in the documentation you receive about making your payment. Use the phone and the mail. Keep copies.

The lender will ask you to submit a financial statement. They want to know that you really don’t have the financial assets to repay the loan after you sell the home.

That’s just the beginning, assuming they give a tentative agreement.

Your real estate agent still has to put the home on the market, find a buyer, and get a bona fide offer. Once that has been accomplished, you submit all contracts and paperwork to your lender for a decision. This takes a while because there are several decision makers involved.

Your lender isn’t usually your lender. They just service the loan for your actual lender, called the investor. Your paperwork is submitted to the investor for a decision.

Assuming you have mortgage insurance on the loan, they are another decision maker in the process. Mortgage insurance covers lenders in the case of loan defaults. That way they can justify making high LTV (loan-to-value) loans.

If the investor and the insurer both agree, your short sale is approved, and you can sell you home.

A short sale is basically a “forgiveness of debt.” That counts as income and you have to declare it to the IRS.

Ever wonder how the big agents earn so much money? Why is that some agents make fortunes selling real estate and others barely make a living?

According to the NAR, 93% of the business is now being done by only 7 percetn of the agents. While I have always been suspect of how they determine those numbers, the thing I am sure of is that most of the business is being conducted by only a few agents.

Doesn’t it make you wonder what the difference is? With so much information available, why isn’t everyone at the top of their game? When I asked myself this question, I began to look for answers. And do you know what I found? I have found that there is a big “untruth” out there. I found that most agents believe that all that is separating them from the big money is information. They believe that if they only knew what the others know, success would be theirs.

Let me tell you, information alone will not make you money. But if it would, you would still have to be sure you get the correct information. While all agents are not equal, just about all of them can get a house to closing. Learning how to better do what you do know is not the answer. There’s more to it.

When you decide to become a real estate agent, the first thing you do is take a licensing course. Then you need to pass a test. The first thing that then pops into most minds is this. How do I make money at this? Something they neglected to cover in the course. But you are not alone. There will always be lots of competiton in any business that is easy to get into with the promise of making a lot of money. Most newly licensed agents don’t have a clue of how to make money at this. Most turn to their brokers for help, but in many cases that dosen’t help much, if at all.

Why is it that most agents only do a few deals a year and only a select few others are able to do several hundred? Is it because these meaga agents have teams? Is that the difference? Well that is actually deceiving. They are able to have teams because they are successful. It’s not the other way around as many beleive. Because they are very good at bringing in business, it becomes necessary for them to hire a team because they couldn’t handle the volume by themselves.

How do they do it? Marketing! It’s how good they have become at marketing that makes them money, not how good they are at real estate. If you think of marketing as sphere of influence, farming, post cards, fsbo’s expired’s, etc., you have been lied to once again. If you tried any of this stuff, you most likely found it doesn’t work as well as you had hoped. If you are waiting for the next deal to come to you and don’t have a clue as to where or when it is coming, you are not marketing effectively.

The bottom line is that very few real estate agents know how to market their business. This may sound negative but it is not. The fact is that this is the greatest opportunity for you. With so few doing it, it’s actually easy to succeed. Unfortunately, most of the informationt that is available won’t help you. If you tried any of it and it didn’t work, then you know what I mean.

1) Leave - This is THE most important thing you can do as a seller. Nothing will make a potential buyer feel more uncomfortable than you being in the house. If the buyers like the house then they are picturing themselves living in the house, picturing if their furniture will fit in the house, and picturing what rooms their children will choose. If the seller is in the house they can’t do any of this because they feel like a guest. This is the last thing you want your buyers to feel - GET OUT!

2) De-Clutter – This is another simple thing that you can do that will make a huge impact. Most sellers have been in their house for many years and have collected all kinds of things. You need to either get rid of them or store them; this will make your house seem larger than another house that is cluttered with the same square footage. You are planning on moving anyway, so why not start a little early and make your house more sellable?

3) Clean – Believe it or not, this is a different category than de-clutter. This is one of the hardest things to do but also one of the most important. If a buyer comes to look at your house and the bathroom is dirty, the carpets are a mess, and it has a bad aroma, it just leaves a bad impression. Clean up the kid’s toys, put away anything that will fit into a drawer or a cabinet and make it look as if you don’t live there. Clean and pickup every time someone is coming to look at your house.

4) Paint – This is another cheap and very effective tool that can help your home sell quickly. Painting is one of the best returns on your investment when you are selling your home. There are two issues that should be addressed when getting your home ready to sell. The first is the easiest: make sure you touch up all the paint on the interior and exterior of your home. The second may call for you to be a bit more objective about your home. What kind of colors you have selected? Do you have eight different colors in your house? Unless you are an interior designer, you really need to consider repainting all of your rooms to a neutral beige or brown color. While this may be a feature of your home that you love, the average buyer will not like your color selections. Paint your walls a neutral beige or brown color which will make your house appear larger and will also appeal to the majority of buyers.

5) Landscape – Everyone has heard this before “curb appeal”. It is a cliché, but it makes a huge difference. Buyers begin to form their opinions of your house when they see it from the outside. Make sure your grass looks perfect - pull any weeds, edge the sidewalks and driveway, plant some inexpensive annual flowers that add color to the landscaping, and put some new mulch down in the plant beds. This will not only add curb appeal to your house but also add VALUE when they are driving their friends and family by to “check it out”.

6) Wallpaper – TAKE IT DOWN!!! Wallpaper has made a bit of a resurgence lately; but for the most part it is outdated and with the myriad of selections out there, it is extremely personal. Most buyers will prefer a different selection, so go to Home Depot or Lowes and buy some DIF (wallpaper remover) and get rid of it.

7) Closets – Like it not, buyers are going to look in your closets and this can be a major selling point for some people. So when you are de-cluttering don’t throw everything in your closets! With the many different options out there you can rent a “POD” system, a storage unit, or simply store it in a friend/family’s home while your house is on the market.

8) Carpets – Get them professionally cleaned. It is not that expensive and can make a world of difference.

9) Pressure Wash - Pressure wash the exterior of your house, your sidewalks and your driveway. It just makes everything sparkle and seem newer. Remember, CURB APPEAL!

10) Remove Non-Essentials – The idea here is to make it so that the buyer can see themselves living here – not your family. Remove your family photos and get rid of any large furniture that does not add to the look of the house or the room. Try to make it look like a builder’s model home.
